The first issue mentioned, overshadowing, can be overcome if the proposed action to make the terminal underground, rather than take up space above ground level. The second, third and fourth issues - noise, pollution and traffic congestion, can really only be solved by possibly devising strategies so as to only use the minimal amount of buses required by the people of the city.
